BYRD BEACH ESTATES
HIGHLAND BEACH, FLORIDA

This development started with a walk on the beach and the discovery of an old oceanfront hotel. A purchase agreement was drafted and then Stoltz master planned the site for the construction of eight (8) single family ocean front estates. Specific construction issues relating the coastal construction were dealt with handily. Construction of the luxury residences started without any pre-sales in place. SOLD OUT

BOCA PALMS & RACQUET CLUB APARTMENTS
BOCA RATON, FLORIDA

In a strong rental market Stoltz recognized the value of a large rental unit. Therefore, after the 24 acre site was secured, a master plan was developed to incorporate many large 2 and 3 bedroom units affording a higher than average per square feet rental rate. This Construction of this large scale 568 unit project was completed under budget. An amenities package was also created to include 24/7 manned security, on site convenience store (managed by developer), 2 swimming pools and heavy landscaping. This property was sold to PREIT (NYSE: PEI).

MARATHON RESORT & MARINA
MARATHON KEY, FLORIDA

This 79 “all suite” resort hotel was developed in the Florida Keys where new construction is rare. The construction on this waterfront site, which includes a marina, required navigating various approvals from many local state and federal agencies. After operating this boutique resort hotel for a few years, this property was sold to Blugreen Corporation (NYSE: BXG) which capitalized on the foresight of Stoltz which by creating large all suite rooms providing the foundation for a very successful conversion to a time share resort.

3600 SOUTH OCEAN BOULEVARD
PALM BEACH, FLORIDA

This 24 unit luxury condominium building was developed on one of the last remaining direct oceanfront sites in Palm Beach, Florida. Shortly after the start of construction Ritz Carlton announced their plan to commence construction of their newest resort just steps away. The building was designed with each of the units having ocean to Intracoastal views, direct elevator access into each unit, larger than average wraparound balconies, and garage parking. SOLD OUT

BREWZZI RESTAURANT
– BOCA RATON, FLORIDA
– WEST PALM BEACH, FLORIDA

This upscale Italian bistro and microbrewery was the brainchild of Mr. Stoltz. Brewzzi had 2 locations in South Florida, the annual gross revenue exceeded $10,000,000. Mr. Stoltz was enticed into the restaurant business by a smart, emerging concept and an excellent long term lease for arguably the best restaurant location in a market where many national restaurant chains have their highest producing locations. The brewed beer won many medals at the prestigious Great American Beer Festival. The construction costs exceeded $300/sq ft per location. The first site was developed on a pad site.
